Making your offer count.

The team at Jim's Building Inspections

Making an offer on your first home or your forever home can be stressful. You want to secure the property but at the same time protect your interests.

Placing any offer on a home or investment property should always be made subject to a pre-purchase Building and Pest Inspection clause. It’s important to also reference the right to withdraw or vary your offer should a major defect or evidence of pest activity be identified.

If you are in this position and about to make an offer, grab a pen and take down the following wording.

“This contract is subject to the purchaser obtaining a building, termite and timber pest inspection from a qualified building inspector within 4 days of the day of sale. Should this inspection show any defect, the purchaser may, at their sole discretion, end the contract of sale, within 2 business days of receiving the report.”

This statement has been provided by the experts at Jim’s Property Conveyancing.  As part of the Jim’s family we often work closely to ensure client interests are protected, with pre-purchase inspection services.    Jim’s Conveyancing can also help out with a free review of the contract of sale.

This will save you $88 – $660, call 131 546 to take up this offer.

What happens after the offer?

Once you have made your offer, subject to a building and pest inspection, you can book your job online (if it’s after hours) or call our Australian based customer contact centre on 131 546 and they will put you through to your local building inspection expert.

We will contact the estate agent and arrange access confirming with you as the job progresses each step of the way.

We will then call you after the inspection with a verbal report and ensure you have your written report within 24-hours.

We also make ourselves available to you after you’ve received the report so that you can talk through any questions you may have.

In the examples below, our clients have used the wording in their offer to negotiate a better outcome.

The purchasers and vendors have been able to come to a variety of arrangements that have benefited them, not only because they have saved money but because they have avoided the hassle of having to take on and organise unexpected repair works.

Inspector Name: Robert Francischelli

I was so impressed with Robert’s service this morning. He was so pleasant to deal with and his professional and friendly way was a huge help.

He has saved me thousands of dollars – It was worth every penny.

Robert took me through every issue with the house in detail and explained everything in a way I could understand.

Thanks to Robert’s speed in getting the report finalised within an hour of finishing the job I was able to renegotiate the house sale price.

Robert also assisted in my negotiation by explaining the estimated costs for repairs to the agent and vendor on my behalf. I cannot fault Robert’s service. I will be recommending him to my friends and family. Thank you so much Robert!!

Inspector Name: Ben Monaghan

Company Name: Jim’s Building Inspections

Ben did a very thorough and professional inspection of the property we fell in love with. His report, which he discussed with us, gave us the confidence to go ahead with the purchase. His photographs and descriptions of the defects means we now have a maintenance guide for future works. This is an absolute must service for anyone buying a property, thoroughly recommended.

Inspector Name: Richard Washington •

Company Name: Jim’s Building Inspections

Richard Washington was great! Well-trained in the building industry and a great communicator pre- & post-inspection plus particularly thorough in his analysis of our future home.

Great report provided with so many photos and very useful advice. Saved us money as the vendor agreed to fix all the major issues before settlement.

Actually vendors and their agent were impressed with the time taken and attention to detail given by Richard, they both said they’d use him themselves! Thanks Richard, we’d also happily use you again ourselves & might see you around the traps now we’re living in the same area!
