We will also help you understand the risks, if any, of undetected defects. You will also know what factors may have limited the report so you can make an upfront, informed decision.

WHICH ONE SHOULD I CHOOSE?
  1. Standard is our most popular inspection and covers the majority of inspection requirements.
  2. Premium is usually selected for buildings over 40 years old that may require upgrades to electrical, plumbing & gas
  3. A basic inspection is primarily carried out on apartments above ground floor where there is a low risk of termite or other pest related damage.
HOW OUR PROPERTY INSPECTIONS ARE CARRIED OUT

We conduct a visual inspection as well as use the following instruments:

  1. Moisture meters
  2. Thermal imaging cameras
  3. Different scopes and sounding devices
WHICH SPECIFIC AREAS WE INSPECT
  1. Exterior roof
  2. Interior roof
  3. Under the floor (if applicable),
  4. Interior/exterior of the property
  5. Other structures on the site (garages, car ports, sheds),
  6. The site itself including factors like drainage, retaining walls and fencing
HOW LONG AN INSPECTION GENERALLY TAKES
  1. Depending on the property itself, we generally allow one hour for the inspection.
  2. Some take less or more depending on the degree of accessibility and depending on the number of defects found.
  3. We then prepare the report and liaise with the client on the findings.
  4. Report is usually available within 24 hours of inspection.
WHAT IS EXCLUDED?
  1. Too high – second story roofs can be inspected by arrangement.
  2. Explanation of title or ownership matters, zonings (take from page)
  3. Issues related compliance with the building regulations and acts.
  4. Anything below ground (footage, drainings, soil conditions)
  5. Anything concealed within the walls like insulation, plumbing and electric wiring.
